Repair or replace, honestly
Plenty of companies only want the rebuild. We would rather fix the deck you have, because most of the time that is what it needs, and because the homeowner who gets an honest answer this year is the one who calls us for the porch next year.
So we check the surface, the stairs, the railings, and the point where the deck attaches to the house. Then we tell you whether you are looking at a finish problem, a board problem, or a structural one, and we price only that. If the framing or the posts are too far gone, we say so and scope a rebuild instead of patching something unsafe.
If the deck shifts underfoot, a railing moves, or the steps feel loose, stay off that area until someone has looked at it.
Wood rot deck repair
Rot starts where water sits and the wood stays damp: the boards closest to the house, board ends, stair stringers, and the base of the posts, where mulch and sprinklers keep the wood wet. We cut back to sound wood, replace what is gone, and deal with the water that caused it, so the same board does not fail again. Rot that has reached the joists or the posts that carry the deck is a structural repair, and we price it as one.
Porch repair, from the floor to the screens
A porch is built the same way a deck is and fails in the same places, so the same crew repairs both.
- Porch floors: soft boards at the edges and around the posts come out, the joists underneath get checked, and the new boards go in and get sealed.
- Railings, steps, and posts: loose railings re-secured, missing balusters replaced, steps and stringers rebuilt, and rotted posts and trim against the house replaced.
- Screens: torn or sagging screens re-stretched or replaced panel by panel, with new spline and pet-resistant screen on the panels that take the abuse. If the frame is soft, the wood gets fixed first.
Restoration after the repair
Once the boards and the framing are solid, a gray or peeling deck gets its finish back with surface prep, sanding, and a fresh stain, sealer, or paint. The estimate is free, and the minimum for a repair visit is $150.
