We look for the repair first
Plenty of companies only want the rebuild. We would rather fix the deck you have, because most of the time that is what it actually needs, and because the homeowner who gets an honest answer this year is the one who calls us for the porch next year.
What that looks like in practice: we check the surface, the stairs, the railings, and the point where the deck attaches to the house. Then we tell you whether you are dealing with a finish problem, a board problem, or a structural one, and we price only that.
Where Charlotte decks actually fail
- The boards nearest the house. Water runs off the siding and sits there. That is usually the first soft spot.
- The base of the posts. Ground contact plus mulch plus irrigation is how a post rots from the bottom up while the top still looks fine.
- The stairs. Stringers carry the most load and get the least attention.
- The fasteners. Older decks were nailed. Nails back out, and a popped nail head is what catches a bare foot.
Repair now, or rebuild later
A deck that gets its bad boards replaced and its framing re-secured keeps going for years. A deck that gets sealed over rot fails anyway, and by then the repair has turned into a tear-out. If yours is closer to the second case, we will say so before you spend money on the first.
