Deck first, or porch first

If you already have a deck that is structurally sound, converting it is usually the best money you can spend outside. A porch roof loads the structure very differently than people and furniture do, so the first thing we check is whether the footings, posts, and joists were built for it. Many were not, and we would rather say that at the estimate than after the roof is up.

If you are starting from nothing, we build it as a porch from the ground up. That is simpler and often not much more expensive than converting a deck that needs reframing anyway.

The roof is the whole job

Where the porch roof meets the house is the detail that decides whether you love this porch or fight it. Pitch, flashing, and the tie-in have to send water away from the wall, not into it. A porch that leaks at the house is not a porch problem, it is a roofline problem, and it is why this part gets the attention.

What it looks like finished

A finished ceiling instead of exposed framing. A screen door that closes on its own. Composite or wood flooring you can hose off. A fan box already framed in, so the fan goes up on day one instead of becoming a project.

What does a screened in porch cost in Charlotte?

More than a deck of the same size, because you are paying for a roof, a structure sized to carry it, and a finished ceiling. The two biggest swings are whether you are starting from scratch or converting a sound deck, and how the roof ties into the existing house. We measure and put the number in writing before anything starts.

Can you screen in the deck I already have?

Sometimes, and when you can it is the best value there is. A deck framed for foot traffic is not automatically framed for a roof, so we check the footings, posts, and joists first. If it carries the load, converting is far cheaper than building new. If it does not, we will tell you rather than put a roof on something that cannot hold it.

How long does it take?

Most screened porch builds run a few weeks on site, depending on the roof tie-in and whether you are starting from an existing deck. You get a schedule with the estimate.

Do I need a permit?

A roofed structure attached to the house generally needs a permit and inspection in Mecklenburg County. We handle that as part of the project and tell you up front what your build requires.

What kind of screen holds up best?

For most Charlotte homes fiberglass screen is the right call: it takes a hit and flexes instead of creasing. Pet-resistant screen is worth it on the lower panels if you have a dog that leans on things. We will show you the options at the estimate.

Can I add a ceiling fan and lights?

Yes. We frame and rough in for the fan box and fixtures as part of the build and coordinate the final hookup with the right trade, so you are not cutting into a finished ceiling later.
